Mar-a-Lago neighbors to Trump: Spend your post-presidency elsewhere.
Next-door neighbors of Mar-a-Lago, President Trump’s private club in Palm Beach, Fla., that he has called his Winter White House, have a message for the outgoing commander in chief: We don’t want you to be our neighbor.
That message was formally delivered Tuesday morning in a demand letter delivered to the town of Palm Beach and also addressed to the U.S. Secret Service asserting that Trump lost his legal right to live at Mar-a-Lago because of an agreement he signed in the early 1990s when he converted the storied estate from his private residence to a private club.
The legal maneuver could, at long last, force Palm Beach to publicly address whether Trump can make Mar-a-Lago his legal residence and home, as he has been expected to do, when he becomes an ex-president after the swearing-in of Joe Biden on Jan. 20.
It also could create a legal headache for Trump because he changed his official domicile to Mar-a-Lago, leaving behind Manhattan, where he lived before being elected president and came to fame as a brash, self-promoting developer.
(Trump originally tried to register to vote in Florida using the White House in Washington as his address, which is not allowed under Florida law. He later changed the registration to the Mar-a-Lago address.)
In the demand letter, obtained by The Washington Post, an attorney for the Mar-a-Lago neighbors says the town should notify Trump that he cannot use Mar-a-Lago as his residence.
Making that move would “avoid an embarrassing situation” if the outgoing president moves to the club and later has to be ordered to leave, according to the letter sent on behalf of the neighbors, the DeMoss family, which runs an international missionary foundation.
Even before he was president, Trump created ill will in the town by refusing to comply with even basic local requirements, such as adhering to height limits for a massive flagpole he installed, and frequently attempting to get out of the promises he had made when he converted Mar-a-Lago into a private club.
“There’s absolutely no legal theory under which he can use that property as both a residence and a club.” Another nearby Palm Beach homeowner who has joined the fight against Trump and had previously tangled with him over Trump’s attempt to seize a private home to expand his Atlantic City casino. “Basically he’s playing a dead hand. He’s not going to intimidate or bluff people because we’re going to be there.”
The current residency controversy tracks back to a deal Trump cut in 1993 when his finances were foundering, and the cost of maintaining Mar-a-Lago was soaring into the multimillions each year.
Under the agreement, club members are banned from spending more than 21 days a year in the club’s guest suites and cannot stay there for any longer than seven consecutive days. Before the arrangement was sealed, an attorney for Trump assured the town council in a public meeting that he would not live at Mar-a-Lago.
Placing the limitations on lengths of stays assured that Trump’s property would remain a private club, as he had promised, rather than a residential hotel.

Lawyer of Mar-a-Lago neighbor tells Trump to find another place to live.
Palm Beach County lawyer Reginald Stambaugh is representing the DeMoss family, who lives next door to Mar-a-Lago. For years, they’ve dealt with increased security, Marine One landing next door, as well as a flood of people and MAGA fans in the area. The idea that President Donald Trump is going to live at his exclusive club is a step too far..
The DeMoss family’s lawyer explained that they recognize the uniqueness of the situation and encouraged Trump to choose one of the many homes for sale in the area.
“To avoid an embarrassing situation for everyone and to give the president time to make other living arrangements in the area, we trust you will work with his team to remind them of the use agreement parameters,” wrote Stambaugh.
“Palm Beach has many lovely estates for sale, and surely he can find one which meets his needs.”
Construction has already started on Trump’s residential quarters at Mar-a-Lago to make it “safe” for a former president. That violates the 1993 agreement too.
“As president, I think they gave him certain considerations that they felt were the appropriate thing because of his status,” said New Jersey lawyer Glenn Zeitz, who dealt with Trump in an Atlantic City acquisition.
Stambaugh explained that Mar-a-Lago has benefited from several tax breaks as a business, which wouldn’t apply if it was a residence.

Donald and Melania Trump won’t be calling Washington, D.C. home for much longer. It was first assumed by many political pundits that the couple would call Mar-a-Lago home, but their Palm Beach, Florida neighbors reminded them of a 1993 deal he signed. That sent them back to the drawing board to figure out where they will live after Jan. 20, 2021.
It looks like the couple won’t stray far from the club President Trump once dubbed the “Winter White House” — they are now searching for property in close proximity to their favorite spot. “Melania and Trump are talking to brokers about buying a house in Palm Beach, or nearby, as the living space at Mar-a-Lago isn’t big enough, and there could be some potential conflicts,” a source confided to PageSix.
Those conflicts, as pointed out by Palm Beach residents, evidently thwarted the first couple’s plans to settle into Mar-a-Lago immediately after the handover over to the Biden administration. Melania had already drawn up plans to get their residence spruced up for their return to civilian life. “They are definitely renovating his apartment within the Mar-a-Lago Club to make it larger, more modern and comfortable for his use,” an insider shared with People in early December.
While the couple will most likely “stay at Mar-a-Lago initially” to get son Barron, 14, acclimated at his new school, “they are also looking for homes near Mar-a-Lago to purchase,” a source told PageSix.
They won’t be far away from daughter Ivanka Trump and her husband Jared Kushner, who recently purchased a $30 million lot in the gated community of Indian Creek Island in Miami. While both Ivanka and Donald plan on maintaining their individual New York City residences, it looks like they are going to make Florida their official home after their time in Washington, D.C. The waters seems a bit warmer in the Sunshine State after a chilly four years in the White House.

Scottish Lawmakers Are Trying to Keep Donald Trump Out of Their Country.
The soon-to-be-ex-president may not be able to flee to his UK golf resorts.
Following Donald Trump’s role in inciting a mob to sack the US Capitol yesterday, Scottish lawmakers are calling for him to be banned from that country— a potentially awkward problem for a man who has staked much of his business empire on his golf resorts there.
Trump started building his first Scottish property, a new course developed from scratch, in northeastern Scotland in 2006. He then purchased the legendary Turnberry golf resort in 2014—and almost from the start has had a bad relationship with locals.
The courses have also lost money by the bucket— including more than $3.1 million at Turnberry last year— and Trump’s feuding with neighbors and Scottish officials had reached epic levels even before he ran for president.
In recent months his problems in Scotland have intensified, with some Scottish lawmakers calling for the government to invoke an anti-money-laundering tool against Trump to force him to explain how he has managed to afford his money-losing courses for so long. (Losing money is something Trump has often done, but rarely for so long before he drops the project.)
On Thursday, Scotland’s justice minister, Humza Yousaf, tweeted a suggestion that the United Kingdom ban Trump from entry.
Earlier this week, before the DC mob’s attack on Wednesday, Scottish First Minister Nicola Sturgeon had already made it clear that Trump would not be welcome to come golf at his resorts immediately after he leaves office. Scotland is currently under severe lockdown restrictions due to COVID-19.
“We are not allowing people to come into Scotland without an essential purpose right now, and that would apply to him just as it applies to anyone else— playing golf is not an essential purpose,” Sturgeon said at a press conference.
Priti Patel, UK’s home secretary, who Yousaf made his appeal to, hasn’t commented on whether she would block Trump, but did have harsh words for him on Thursday morning, saying that “his comments directly led to the violence and so far he has failed to condemn that violence – and that is completely wrong.” |

Swanky Florida country club bars Jared and Ivanka's membership: Go lunch with fellow 'patriots' at Mar-a-Lago. The posh private club near the $30 million plot of land Jared Kushner and Ivanka Trump purchased in upscale Indian Creek, Florida, isn't likely to accept the couple as members, according to sources speaking to Page Six.
"You have to be nominated and make a formal application. But it only takes one member to object against any new member, and many members are objecting, particularly after the events at the Capitol on Jan. 6," the source said. "Jared and Ivanka can lunch with their fellow 'patriots' at Mar-a-Lago."
According to the source speaking to Page Six, Indian Creek Country Club members are "very picky," and the word is that "Javanka need not apply."
In a now-deleted tweet from Jan. 6, the day of the riot at the U.S. Capitol. __Ivanka called those who gathered at the scene "American patriots."
As as result of the tweet, she became the target of a huge wave of backlash, accusing her of contributing to the incitement that sparked the breaching of the Capitol building. |

Trump Jr., Guilfoyle moving in? Admirals Cove residents not thrilled with the idea.
Donald Trump Jr. and his girlfriend Kimberly Guilfoyle are planning to spend millions of dollars on two luxurious waterfront homes in Admirals Cove, an exclusive gated community in Jupiter.
But like Trump's father is seeing in Palm Beach, some would-be neighbors in Admirals Cove also don't want a Trump in their neighborhood.
When word spread that the couple had contracts to purchase the two homes on adjacent lots in the community, about 30 residents contacted Peter Moore, general manager of the property owners association.
"About half have concerns about safety," Moore said. "The others have political concerns with what's happened in the last couple of weeks."
One member went further, bringing up accusations of Guilfoyle's improper behavior while working at Fox News, as well as reports that Trump Jr. is under criminal investigation in Washington D.C.for incitement of the Jan. 6 siege on the U.S. Capitol.
"There are news reports detailing improper behavior by Ms. Guilfoyle while employed at Fox News and news reports of possible criminal investigations of Donald Trump Jr.," one resident wrote to the board.
"I believe their membership would bring undesirable notoriety to the club, harm our reputation and have the potential for creating disharmony," the resident said.
On an email thread sent among residents this past weekend, several residents denounced Trump move into their community. One resident described the pair's purchase in the community as "a nightmare."

Brett Morris, Admirals Club general manager and chief operating officer, said the community "prides itself on being an inclusive community." As evidence, Morris said members overwhelmingly voted to become a mandatory membership club, meaning when someone buys in Admirals Cove they are automatically approved for membership.

| Well that’s because the area is a commie liberal stronghold. They will not, in any way be successful at getting him to go. They certainly can’t force him to sell unless they want to put another crowded hiway in its path and use eminent domain. I mean you can’t doubt the Democrat fools for a minute. They will try everything. |
